1. Who we are

2. What EstateRate does

EstateRate is a comparison and introduction service. We help homeowners and landlords find and connect with independent local estate and letting agents. When you request matches, we pass your enquiry to a limited number of agents (currently up to three) who you have agreed to be contacted by.

We are not an estate agent, and we do not sell, let, value, or market property ourselves. We do not provide property, legal, financial, or valuation advice. Any agreement to buy, sell, let, or market a property is strictly between you and the agent you choose.

3. Using the service as a homeowner or landlord

The service is free for homeowners and landlords. When you submit an enquiry, you confirm that:

• the information you provide is accurate and that you are entitled to provide it;
• you consent to your enquiry details being shared with the agents you select, so they can contact you; and
• you are 18 or over.

You are under no obligation to instruct any agent introduced to you. Choosing an agent, agreeing fees, and any resulting contract are entirely your decision and your responsibility.

4. Using the service as an agent

If you list your agency with EstateRate, you agree that:

• the information in your listing is accurate and kept up to date;
• you will handle any homeowner or landlord data you receive lawfully, including in line with UK data protection law, and only for the purpose of responding to the enquiry;
• you will contact introduced homeowners and landlords professionally and in line with applicable regulations; and
• you will pay any fees due in accordance with the plan and terms agreed at sign-up.

5. Tools and data

EstateRate provides free tools such as sold-price lookups and planning alerts. These rely on third-party and public data sources (for example HM Land Registry). We provide this information "as is" and for general guidance only. It may be incomplete, out of date, or contain errors, and should not be relied on as a valuation or as professional advice.

6. Acceptable use

You agree not to misuse the service. In particular, you must not:

• submit false, fraudulent, or other people's personal details without authority;
• use the service to send spam or unsolicited marketing;
• attempt to gain unauthorised access to the site, other users' data, or our systems;
• scrape, copy, or reuse our content or data without permission; or
• use the service for any unlawful purpose.

7. Our role and liability

We introduce homeowners and landlords to agents; we do not guarantee the quality, conduct, performance, or outcome of any agent, nor that any sale or letting will result. Any dispute about an agent's service is between you and that agent.

To the fullest extent permitted by law, EstateRate is not liable for any loss arising from your use of the service, your dealings with any agent, or your reliance on information or tools provided through the site. 8. Intellectual property
