When we looked at how homeowners choose estate agents, the same pattern came up again and again. They'd go with the agent who had the biggest window display on the high street. The one with the most boards up in the area. The one whose name they'd heard before.

Not always the one who'd been quietly selling homes in that postcode for years and knew every street, every buyer, every nuance of the local market.

We thought homeowners deserved an easier way to find and weigh up those local agents — not just the ones with the biggest signs and the most familiar name.

And a smaller name doesn't mean a smaller audience. A good independent still lists your home on the same major property portals the big chains use — so buyers see it just the same. You simply get an agent who knows your street, not just your postcode.

It's not complicated. An independent agent's reputation is built entirely on what happens in their local area — one great sale builds it, one unhappy seller dents it, and word travels fast in a close-knit community. When their name is above the door, your sale is personal: you're a neighbour they'll see again, not a file to be closed. That's the kind of agent we think every homeowner deserves the chance to find.

What EstateRate actually does

We keep it simple. Tell us your postcode and what you need, and we'll match you with the local agents who cover your area and offer that service. Every agent is manually vetted before they can go live on the platform. From there, you compare them and take it from there — there's no obligation, and it's free for homeowners and landlords.

We're upfront that our preference for independents is a point of view, not a league table. We think a good local independent — someone whose reputation lives or dies on every sale in their community — is worth putting in front of you alongside the big names, so you can make your own call.
